The 1031 exchange buyer has 1 million cash and must exchange into a property for at least 2.2 million.  He is willing to wait for the right CVS or Walgreens deal (prefers the Southeast, i.e. Florida, and would jump on an opportunity to purchase a CVS or Walgreens with assumable financing).  </p>
